The space

The Backyard
The backyard is the reason people book this house. A private pool sits center stage, surrounded by lounge chairs and patio furniture built for lingering. It's fully fenced on all sides, no neighbors walking past, no shared gate, no interruptions. The gas grill is off to the side and ready to go, and the fire pit anchors one corner of the yard for the nights that cool down just enough to make it worth it. Whether your group is doing a full pool day or a late-night cookout, the space handles it without feeling cramped.

The Living Area
Inside, the layout is open and single-story, kitchen, dining room, and living room all connect in a clean flow. The finishes are sharp: this is a modern new build and it reads that way, from the countertops to the fixtures. The Smart TV in the living room handles movie nights. The kitchen is a full setup, dishwasher, electric/induction stove, microwave, toaster, drip coffee maker, the kind of kitchen that actually works for groups without anyone waiting on anyone else.

The Games
Here's what makes this house different from every other pool house in Fort Lauderdale: arcade games and a foosball table, right in the living space. They're not tucked in a back room, they're where the group naturally ends up in the evenings. The kind of thing that turns a quiet night in into the highlight of the trip.

The Bedrooms
Three bedrooms, all on the main floor, sleeping up to nine guests. The layout keeps everyone close without stacking people on top of each other. Two full bathrooms mean mornings don't become a logistical problem.

The Details
Everything is taken care of: in-unit washer and dryer so no one's hunting for a laundromat, high-speed WiFi throughout, hair dryer, iron and ironing board. This is a new build, the details show.

The neighbourhood

You're in the Tarpon River neighborhood, a residential pocket of Fort Lauderdale that sits right between downtown and the water. Blocks from the Broward County Courthouse and Las Olas, close enough to walk to dinner, far enough to feel like a real neighborhood.

Your Neighborhood
Tarpon River Brewing is a few minutes away, an 11,000-square-foot warehouse brewery with 16+ rotating taps and an Old Florida taproom feel. Pirate Republic Seafood & Grill is right on the river, dock access included. Florence C. Hardy Park is a short walk for a morning stretch before the pool.

Fort Lauderdale Beach, 12 minutes
Twenty-three miles of Atlantic coastline. Rent jet skis, book a fishing charter, or just find a stretch of sand. The A1A strip has everything from beach bars to full sit-down restaurants.

Las Olas Boulevard, 8 minutes
Fort Lauderdale's main drag. Ten blocks of al fresco dining, art galleries, boutiques, and nightlife lined with palm trees. YOLO, American Social, and O Lounge are all here.

Riverwalk, 8 minutes
The New River pedestrian walkway. Waterfront dining, the Broward Center for the Performing Arts, and the kind of walk that feels like Fort Lauderdale is a real city.

Hugh Taylor Birch State Park, 15 minutes
Bike paths, nature trails, and a freshwater lagoon for kayaking between the beach and the Intracoastal.

Port Everglades & Marina District, 12 minutes
For any crew in the group: Port Everglades and the marina are a direct shot from Tarpon River. No fixed bridges on this stretch of the New River, boats reach the Intracoastal unimpeded.

Flamingo Gardens, 20 minutes
60-acre botanical garden and wildlife sanctuary in Davie. Alligators, Florida panthers, river otters. Worth a half-day.

Getting in

You have access to the entire home, all three bedrooms, both bathrooms, the full living area, kitchen, and the private backyard with pool, fire pit, and grill. Check-in is at 4:00 PM via smart lock, you'll receive a keypad code before arrival. Check-out is at 11:00 AM. No host meet-and-greet required; the code handles everything.

Worth knowing

Smoking Policy
This is a non-smoking property. Smoking is not permitted anywhere on the premises, not inside, not on the patio, not anywhere in the backyard. A $500 smoke remediation fee will be charged to the booking guest if smoking is detected. This applies to cigarettes, cigars, vaporizers, and all other smoking or vaping devices.

Pet Policy
We love animals, but this home does not accommodate pets of any kind. If a pet is brought onto the property without prior approval, a $250 fee will be charged to the booking guest and you may be asked to vacate. This policy is strictly enforced.

Events & Gatherings
This is a residential neighborhood, and we ask that guests treat it like one. No events, parties, or gatherings beyond the registered guest count are permitted at any time. The maximum occupancy is 9 people, this includes day visitors, not just overnight guests. If this limit is exceeded or an unauthorized gathering takes place, a $500 fee plus any additional cleaning costs will be charged to the booking guest.

Noise & Quiet Hours
Quiet hours are 10:00 PM, 7:00 AM. Neighbors are close and sound carries, please keep music, outdoor conversations, and backyard activity at a considerate level after 10pm. If a noise complaint results in a city response, any fines issued will be passed directly to the booking guest.

Check-In & Check-Out
Check-in begins at 4:00 PM. You'll receive a unique keypad code before arrival, no coordination needed, the code handles everything. Please be fully checked out by 11:00 AM on your departure day. A late checkout fee may apply if the property is not cleared by that time.

Parking
Two vehicles may park in the driveway at no additional charge. Street parking is available in front of the home and throughout the neighborhood for additional vehicles. The garage is locked and not available for guest use, please do not attempt to access it.

Pool Rules
The pool has both a shallow end and a deep end, please gauge the depth before entering. No diving and no running on the pool deck. No glass of any kind in or around the pool area; plastic and metal containers are perfectly fine. Children must be supervised by an adult at all times while in or near the pool. A safety alarm is installed on the door leading to the pool area, please keep it active throughout your stay.

Fire Pit Rules
The backyard fire pit runs on gas, turn the gas off completely when you are finished for the night and never leave the flame unattended. A fire extinguisher is stored under the kitchen sink; please take a moment to locate it before you light anything. There are no fire restrictions in this area, and you are welcome to enjoy the fire past quiet hours, just keep conversations and noise at a neighborly level.

Children & Supervision
Families are very welcome, and the single-story layout makes this home well-suited for them. An adult must be actively supervising any children near the pool at all times, please do not rely on the pool alarm as a substitute for adult presence. The safety alarm on the pool entry door should remain active throughout your stay.

Laundry
The washer and dryer are in the home for your use throughout your stay. Standard cycles work perfectly, no special instructions needed.

Additional Rules
The garage is locked and is not accessible to guests, please do not attempt to open it. In the bathrooms, please flush toilet paper only. No wipes, paper towels, feminine products, or other items should go down the toilets; our plumbing, like most residential systems, cannot handle them.

Accessibility at The Arcade House

This is a private house rather than a hotel, and it has not been adapted for accessibility. There is no ramp, there are no grab bars in the bathrooms, and there is no roll in shower. We would rather tell you that here than have you find out on arrival.
