What we charge
Fifteen to twenty percent of what the home earns, depending on the property. The range is not a negotiating tactic. A four bedroom house with a pool takes more work than a one bedroom apartment, and the number reflects that. We will not commit to a figure before walking the property, because a number given before seeing the house is a guess.
What we do not charge
No onboarding fee. No photography fee. No markup on cleaning. No coordination charge for maintenance. No platform fee. One percentage, and if the home earns nothing, we earn nothing.
The add-on fee is the standard trick of this industry, and it is why owners cannot tell what they are actually paying. We would rather quote a number that looks higher than a competitor's headline and have it be the whole number.
No long contract
You are not locked in. A management agreement that traps an owner is a company protecting itself against its own performance, and we would rather be kept because the results are good.
Somebody's job is your nightly rate
Most small operators set a price when a listing goes live and adjust it when something goes wrong. Holdfast has a dedicated revenue manager whose whole job is what your house charges tonight: watching real demand, local events, competing supply and how far out the calendar is filling, and moving rates accordingly.
This is where the fee earns itself back. A house priced by instinct leaves money on the table in high season and sits empty in low season, and the owner usually never finds out, because there is nothing to compare it against.
