This website is run by Holdfast Holdings LLC, trading as Holdfast Stays, of Fort Lauderdale, Florida. By using it you accept what follows.

What this site is

It describes our co-hosting service, shows the houses we run, gives you a way to get in touch, and for most of the houses lets you book and pay for a stay directly.

Inquiries and management agreements

Sending the inquiry form or using the revenue estimator does not create an agreement between us. If we come to manage your property, the terms are whatever the signed management agreement says, and that agreement governs over anything written here.

A stay booked on Airbnb, Vrbo, Booking.com or another platform, or on Guesty's own booking site, is subject to that platform's terms and cancellation policy, not the booking section below.

Booking a stay on this site

When you book and pay on this site, you are making a booking with Holdfast Holdings LLC, which manages the house on behalf of its owner. The booking is confirmed once the payment goes through and you see the confirmation. These terms, the house rules shown on the house's page and the cancellation policy below make up the agreement for your stay.

Price and payment. The total shown before you pay is the whole price: the nightly rate, the cleaning fee and the taxes that apply. Most houses also carry a $55 damage protection fee; where a house does, it is part of every booking of that house and is shown as its own line before you pay. If you choose travel insurance, its price is shown as its own line too and is included in the total. It is charged to your card when you book. Payment is taken by GuestyPay, Guesty's payment service, and your bank may ask you to confirm it. If a payment is not confirmed, the booking is not made, the dates are released and you are not charged.

If you cancel. Each house has its own cancellation policy. The policy for your stay, including the last date you can cancel for a full refund, is shown on the booking page before you pay, and that is the policy that applies to your booking. Once your stay has started, any damage protection fee is not refunded.

To cancel, email info@holdfastfl.com or reply to your confirmation. Refunds go back to the card you paid with; how long they take to appear is up to your bank, usually five to ten business days.

If we have to cancel. If we cannot provide the house, for example because of serious damage, a storm or a government order, we will refund everything you paid. If we can, we will offer you another of our houses first, and the choice is yours. We also reserve the right to cancel a booking for any other reason; if we do, we will refund what you paid in full where that applies.

Travel insurance. Travel insurance is optional and is offered at checkout. It is provided by Travel Guardian through InsureStays, not by Holdfast, and it is governed by the plan's own terms, which are linked at checkout. Claims under the plan, and any refund of the plan itself, are handled under those terms and are separate from our cancellation policy above.

Changing your dates. Ask us. We will move a booking if the house is free and you pay any difference in price; a change is not a cancellation unless you choose to cancel.

Who can book, and who can stay. The person booking must be at least 18, must be staying at the house, and is responsible for everyone in the party. The number of guests you book is the most who may stay overnight. Each house has its own house rules, linked from its page and the booking page, covering things like parties, noise, pets, smoking and parking, and they form part of your booking. Some houses set a higher minimum age in their rules.

Damage and serious breaches. You are responsible for damage to the house or its contents caused during your stay, beyond ordinary wear. If a stay breaks the house rules seriously, such as an unauthorised party, too many guests or a disturbance that brings a complaint from the city or neighbours, we may end the stay without a refund for the remaining nights.

Disputes about a payment. If something has gone wrong, please write to us before raising a dispute with your card issuer. Most things can be put right faster that way.

The numbers on this site

This is the part worth reading properly. The site publishes lifetime figures for our whole portfolio - stays hosted, five star reviews, and total paid out to owners - and, on some pages, average nightly rates and occupancy for a market.

These are historical and aggregate. They are not a projection, a forecast, or a promise of what any particular property will earn. They cover many houses of different sizes over several years, and include properties that are no longer on the calendar. What a specific house earns depends on the house, the market, the season, the pricing, the regulations and matters outside anyone's control. The payout figure is what booking platforms paid out before our fee, and the site says so where it appears. Past performance of a portfolio tells you nothing reliable about the future performance of one property.

The results page, and the section of the home page drawn from it, show what particular houses earned in particular twelve month periods. Those figures are historical too. They are the results of those houses, with their own size, location and owners, and they do not guarantee or predict what any other house will earn, including yours. How each figure is counted is written beside it.

Fees quoted on the site are our standard range at the time of writing. The figure for your property is whatever is written in your agreement.

Licensing and regulatory information

Some pages describe what short term rental licensing takes in a particular city, including fees and deadlines. We research this carefully and we keep it current, but it is general information, not legal or tax advice, and municipalities change their rules and their fees without much warning. Confirm anything with the city or your own adviser before you rely on it or pay it.

Guest reviews

The guest reviews shown on this site are real reviews left by real guests on the booking platforms, reproduced as written. Ratings shown for a house are calculated across every review that house has received, not a selection. A rating on the results page covers every review from the twelve months it is shown for, again not a selection.

Photographs and content

The text, photographs, layout and code of this site belong to Holdfast Holdings LLC or to the property owners we work with. Please do not copy them for your own commercial use. Linking to us is welcome.

Using the site

Do not use the inquiry or booking forms to send anything unlawful or abusive, do not book with a card you are not entitled to use, and do not try to break, scrape at damaging volume, or interfere with the site.

The site links to other websites, such as the booking platforms and Guesty's booking site. We do not run those and are not responsible for them.

No warranty, and the limit of what we owe you

We put real effort into keeping this site accurate and available, but we provide it as it is, without warranties of any kind. We do not promise it will always be up or always be free of errors.

To the fullest extent the law allows, Holdfast Holdings LLC is not liable for indirect or consequential losses arising out of your use of this website or a stay, and our total liability in connection with this website is limited to one hundred US dollars. For a stay booked on this site, our total liability is limited to the amount you paid for it. This does not limit anything that cannot lawfully be limited, including liability for injury caused by our negligence, and it does not affect the terms of a signed management agreement, which stand on their own.

If part of this does not hold

If a court decides any part of these terms cannot be enforced, that part is treated as removed and the rest still stands.

Governing law

These terms are governed by the laws of the State of Florida, and the courts of Broward County, Florida are where any dispute about this website or a stay booked on it is heard. Before going to court, please give us the chance to sort it out: write to us and we will try to resolve it within thirty days.

Changes and contact

We may update these terms; the date at the top shows when we last did. A booking is governed by the terms in force when you made it, so a later change does not alter a stay you have already booked. Questions to info@holdfastfl.com.
