What a house here actually earns.
Across the houses we run, the daily rate spans roughly $85 for a one bedroom apartment up to about $1,000 for a six bedroom house near the beach, and occupancy has run near 70 percent over the trailing twelve months. Those are our own numbers across the whole portfolio rather than a market report, and none of the houses behind them are in Oakland Park. - Selling the house resets the fee
- A change of ownership requires a new initial registration, not a renewal, so the $500 is payable again rather than the $250. Worth knowing if you are buying a house that already operates as a rental, because the existing registration does not come with it.
- A landline that can dial 911
- The city requires one at the property. It is the single most commonly missed item on this list, because a house renovated in the last decade very often has no copper line left in it and nobody thinks of it until the inspection.
- What has to be posted inside
- An evacuation map next to the interior door of every bedroom. The owner or agent's name, address and telephone number. The location of the nearest hospital. The maximum number of vehicles. Notice of the trash regulations. And a statement that occupants must leave on any evacuation order. These are physical items on walls, not paperwork in a file.
- The agent
- The owner or a rental agent has to be available 24 hours a day, seven days a week. The city publishes no distance rule and no response time, which makes this lighter than Wilton Manors on paper. We would not read that as permission to manage it from another state.
- The chain above the city
- The registration is the last step. Before it you need the state DBPR transient lodging licence, Florida Department of Revenue registration, a Broward County tourist tax account and a Broward County business tax receipt, plus an exterior sketch showing off-street parking and an interior sketch of the floor layout.
- What it costs to get it wrong
- $250 a day per violation for a first offence and up to $500 a day for repeats, plus a $175 administrative fee. Per day, not per incident.
