What a house here actually earns.
Across the houses we run, the daily rate spans roughly $85 for a one bedroom apartment up to about $1,000 for a six bedroom house near the beach, and occupancy has run near 70 percent over the trailing twelve months. Those figures cover our whole portfolio rather than Wilton Manors alone, and they are our own numbers rather than a market report. What the licensing actually takes in Wilton Manors.
Most pages about this are vague because whoever wrote them has never filed one. These dates and fees come out of the renewal tracker we keep for the houses we already run here.
- What counts, and what is exempt
- A property rented to guests for under 30 days, more than three times in a calendar year, or advertised as regularly available that way. If you live in the property as your permanent residence you are exempt, as is a bed and breakfast with conditional use approval.
- Advertising without a certificate is the offence
- The ordinance makes it unlawful to advertise, promote or operate without a certificate of compliance. Not just to let it. A listing that goes up before the certificate comes through is itself the violation.
- The date is not Fort Lauderdale's date
- Registrations expire 30 September, but the renewal has to be received at least 30 days beforehand, so 31 August in practice. An owner running houses in both cities cannot use one calendar for both, and this is the single most common way to end up paying a late fee for no reason.
- What it costs
- $375 to register, $350 to renew, $150 for the safety inspection, $100 if the payment is late, and $125 to change the responsible party. Those are from the city's consolidated fee schedule effective 1 October 2024, which is the most recent published version we can find. Confirm before paying.
- The inspection, and the fee that applies either way
- One before your first certificate is issued, then every two years before renewal. Anything found has to be fixed and re-inspected within 30 days or the certificate is suspended. Note that the $150 covers the inspection, the re-inspection and the no-show equally: missing an appointment costs exactly as much as the inspection would have.
- Sixty minutes, in person
- This is the requirement that decides whether you can run a house here at all. On a noise complaint the responsible party has to respond within sixty minutes, attend the property, and speak to the guest in person. The ordinance says in terms that voicemail, text messages and email do not count. There is no radius rule to satisfy instead.
- A noise monitor becomes mandatory after one finding
- On the first noise violation found against the property, the owner or responsible party must install a device that alerts them to noise in real time and keep 90 days of its data available to the chief of police. It is not optional and it is not a recommendation.
- What the responsible party owes continuously
- A phone answered by a person 24 hours a day, an on-site inspection at the end of every single rental period, a guest register open to the city, and a certificate of short term rental liability insurance kept available. The ordinance points out that a standard homeowner's policy may not cover any of this.
- The application asks for more than you expect
- A scaled interior sketch of every floor marking bedrooms, exits, stairways, smoke and carbon monoxide detectors, fire extinguishers and exit signage. An exterior sketch with the pool, spa, fencing and every parking space. Every website the property is advertised on. The legal description of every other property you own in the city. And a signed agreement letting the police issue trespass warnings on your behalf.
- Occupancy and parking are capped by formula
- Two people per sleeping room plus two more in a common area, and no more than one vehicle per bedroom. That is the ceiling on what can honestly be advertised, and advertising above it is the kind of thing a neighbour reports.
- What it costs to get it wrong
- $250 for a first offence, $500 for a second, and up to $5,000 where a magistrate finds a violation irreparable. Every day counts as a separate violation. A third violation in twelve months suspends the certificate for 30 days and a fourth for 90, and operating during a suspension runs to $1,000 a day.
Budget $375 to register and then $350 a year, plus $150 for the safety inspection in the years it falls, before the county and state chain. The larger cost here is not the fee. It is that somebody has to be able to stand at the front door within an hour, at any hour. Fees and dates are what we hold as current and the city does change them, so treat this as the shape of the year rather than the last word, and confirm anything you are about to pay.

Do I need a licence to run a short term rental in Wilton Manors?
Yes. A city vacation rental registration and certificate of compliance, a city business tax receipt, a Broward County business tax receipt, a state DBPR transient lodging licence and Florida Department of Revenue registration. The city certificate is issued only once the others exist, and the property has passed a safety inspection.
Why is Wilton Manors harder than Fort Lauderdale?
Because of one clause. On a noise complaint somebody has to be at the property in person within sixty minutes, and the ordinance rules out phoning, texting or emailing the guest instead. Fort Lauderdale asks for a contact within 25 miles who is reachable. Wilton Manors asks for someone who actually turns up, at three in the morning if that is when it happens. If you are self-managing from another city, that is the clause that will catch you.
What are the fines?
$250 for a first offence and $500 for a second, with up to $5,000 available to a magistrate for something irreparable, and every day counts separately. Three violations in twelve months suspends your certificate for 30 days, four for 90 days, and operating while suspended is up to $1,000 a day. Worth knowing: the city can cite the owner, the responsible party or both, and where two are involved each is liable for the whole fine.
