Short Term Rental Management in Fort Lauderdale
We co-host short term rentals in Fort Lauderdale. Not as a management company that takes your listing off you, which is the usual arrangement and the reason most owners are unhappy with it. Your Airbnb account stays yours, the reviews you have earned stay attached to it, and your Superhost status carries on uninterrupted. We run everything underneath.
stays hosted across every house we have run.
five star reviews, written by guests about the house and the way it is run.

How it works.

That is all we need to start. We look at the house, the block, what comparable properties we already run are earning, and what the licensing position is.
We come back with numbers
What it should earn, what the licensing will cost and take, and what we would change before it goes live. If the answer is that you are better off as you are, we say so.
We set it up under your account
Your listing, your reviews, your Superhost status. We take co-host access rather than ownership. Photography, copy, pricing and the licensing chain get sorted in this step.
We run it
Pricing, messaging, turnovers, maintenance, compliance dates and the two in the morning phone call. You get paid and you get left alone.
One fee. What it covers, and what it does not.
Our fee is 15 to 20 percent of nightly revenue, depending on the property, plus a one time $500 licensing fee, only if we obtain the licenses for you. The percentage is negotiable and we will not name one before walking the property.

What a house here actually earns.
Across the houses we run, the daily rate spans roughly $85 for a one bedroom apartment up to about $1,000 for a six bedroom house near the beach, and occupancy has run near 70 percent over the trailing twelve months. Grouped by tier that is about $887 a night at the top, $373 for premium, $211 mid market and $103 at the value end. Those are our own numbers, not a market report, and your house will differ on condition, layout, photography and how it is priced.
What the licensing actually takes in Fort Lauderdale.
Most pages about this are vague because whoever wrote them has never filed one. These dates and fees come out of the renewal tracker we keep for the houses we already run here.
- Vacation rental certificate renewal
- Submit on LauderBuild by 1 August. A property that is late or incomplete on that date picks up a $100 late fee, per property.
- What renewal costs
- $650 a year per property, non-owner-occupied. $200 if it is your homestead. New registrations are $880, covering up to four units on one folio and including the first inspection.
- The date that actually bites
- Everything expires 30 September: the certificate, the city business tax receipt and the county one. Miss it and the city reprocesses you as a new registration, so a late renewal costs $880 rather than $650.
- State license
- The DBPR vacation rental license renews 1 December. Broward sits in District 2.
- Tourist development tax
- Broward County return is due on the 20th of each month, and it is filed even in a month where the total is zero.
- Local agent
- The city requires a responsible party who is reachable around the clock and close enough to be at the property in person within one hour of being notified. We are that person for the houses we run.
Budget about $987.50 a year for a non-owner-occupied Fort Lauderdale property before the county business tax receipt, any reinspection, late fees or insurance. That figure comes out of our own renewal tracker rather than an estimate. Fees and dates are what we hold as current and the city does change them, so treat this as the shape of the year rather than the last word, and confirm anything you are about to pay.
Houses we run in Fort Lauderdale.
The short answers.
Yes, and more than one. A city vacation rental certificate, a city business tax receipt, a Broward County business tax receipt, a state DBPR vacation rental license, and a Broward tourist development tax account. They renew on different dates, which is where most owners come unstuck.
Our fee is 15 to 20 percent of nightly revenue, depending on the property, plus a one time $500 licensing fee, only if we obtain the licenses for you. There are no add ons: no cleaning markup, no maintenance coordination charge, and no platform fee of our own (Airbnb and VRBO still charge theirs). The percentage is negotiable and we will not commit to a number before walking the house.
No. That is the whole point of co-hosting rather than management. The account stays in your name, the reviews stay on it, and your Superhost status is uninterrupted. A management company that moves your property onto its own account restarts your review history at zero.
It depends on the house far more than on the market. Across our own portfolio the average daily rate runs from about $103 at the value end to about $887 at the top. We will work out a figure from comparable houses we actually operate rather than from a market average, but only after seeing the property.
The certificate expires on 30 September. After that the city treats you as a new registration, so the fee goes from $650 to $880, and you cannot legally take bookings in the meantime. Renewals are submitted on 1 August for that reason.
Yes. We track the renewal chain per property and file it. The dates above come from the tracker we keep for the houses we already run.
Often. The deciding rule is usually the local agent requirement, which in Fort Lauderdale means a real person who can be at the property within an hour, at any hour. We run houses in Pompano Beach and Wilton Manors on the same basis. Ask about your specific municipality, because the rules genuinely differ between them.
No. If the house earns nothing, we earn nothing.
We do. Messaging, pricing, turnovers, maintenance and the call at two in the morning. You keep the direct relationship if you want it, and most owners do not.
Send us the address. We come back with what it would earn, what the licensing takes in your town, and what we would change before it goes live.
