What a house here actually earns.

Across the houses we run, the daily rate spans roughly $85 for a one bedroom apartment up to about $1,000 for a six bedroom house near the beach, and occupancy has run near 70 percent over the trailing twelve months. Those figures cover our whole portfolio rather than Pompano Beach alone, and they are our own numbers rather than a market report. Your house will differ on condition, layout, photography and pricing.

What the licensing actually takes in Pompano Beach.

Most pages about this are vague because whoever wrote them has never filed one. These dates and fees come out of the renewal tracker we keep for the houses we already run here.

What counts as a short term rental here
A dwelling let for six months or less in a calendar year. That is a far wider net than Fort Lauderdale's 30 days: a five month tenancy is a short term rental in Pompano Beach and needs the permit.
Condominiums are excluded
The city's definition explicitly excludes condominiums, along with condo hotels, hotels, motels, timeshares and bed and breakfasts. The permit covers single family homes, duplexes, triplexes and quadplexes. If you own a condo unit, confirm your position with the city before paying for anything.
The permit and its cycle
An annual Short Term Rental Permit from the Development Services Director, running 1 October to 30 September. It is tied to one owner and one property and does not follow the house: a sale means a new permit, not a transfer.
What it costs
$675 to apply for a single family home or duplex, $750 for a triplex or quadplex, and $375 to renew. Those come off the city's own application form rather than a third party guide, and several guides circulating online quote figures that do not match it. Fees change. Confirm with the city before paying.
Two people, not one
The city wants a Local Designated Representative, who may be anywhere in Palm Beach, Broward or Miami-Dade, and separately a 24 hour contact who must be within 25 miles of the property and authorised to deal with problems at any hour. The wide rule and the narrow rule attach to different roles, which is easy to read the wrong way round. We are both for the houses we run.
The application is the last step, not the first
Before the city will look at it you need the state DBPR lodging licence, a Florida DOR certificate, a Broward tourist development tax account, a Broward business tax receipt and the Pompano business tax receipt, all attached. Plus a plot plan showing parking, pool, spa, bins and fences, an interior floor plan marking every bedroom, exit and fire extinguisher, a notarised affidavit from every owner, and a copy of the rental agreement you intend to use.
What gets a permit refused
Two or more code violations within 90 days related to the rental means denial, and is separately grounds for revocation. Parking, noise and rubbish are the three named. The acknowledgment covers every property the same owner holds in the city, so one bad house can contaminate the others. During a revocation you may neither let the property nor advertise it.
If the application is incomplete
The Director notifies you within 30 days and you get 30 calendar days to resubmit, which is a good deal more forgiving than Fort Lauderdale's five business days.
Occupancy
150 square feet of floor area for the first occupant and 100 for each additional one, no unit under 350 square feet, and sleeping rooms of at least 70 square feet. This sets the ceiling on what you can advertise.
On top of all of it
Broward County tourist development tax is filed on the 20th of every month, including months with nothing to report, and the state DBPR licence renews 1 December. Those are the same wherever you are in the county.

The city permit alone is $675 to start and $375 a year to renew for a single family home, before the county and state chain, any reinspection, or the $50 fee that applies if an inspector cannot get in. Budget for the whole chain rather than the headline permit. Fees and dates are what we hold as current and the city does change them, so treat this as the shape of the year rather than the last word, and confirm anything you are about to pay.
