What a house here actually earns.
Across the houses we run, the daily rate spans roughly $85 for a one bedroom apartment up to about $1,000 for a six bedroom house near the beach, and occupancy has run near 70 percent over the trailing twelve months. Grouped by tier that is about $887 a night at the top, $373 for premium, $211 mid market and $103 at the value end. Those are our own numbers, not a market report, and your house will differ on condition, layout, photography and how it is priced.
What the licensing actually takes in Fort Lauderdale.

- Vacation rental certificate renewal
- Submit on LauderBuild by 1 August. A property that is late or incomplete on that date picks up a $100 late fee, per property.
- What renewal costs
- $650 a year per property, non-owner-occupied. $200 if it is your homestead. New registrations are $880, covering up to four units on one folio and including the first inspection.
- The date that actually bites
- Everything expires 30 September: the certificate, the city business tax receipt and the county one. Miss it and the city reprocesses you as a new registration, so a late renewal costs $880 rather than $650.
- State licence
- The DBPR vacation rental licence renews 1 December. Broward sits in District 2.
- Tourist development tax
- Broward County return is due on the 20th of each month, and it is filed even in a month where the total is zero.
- Local agent
- The city requires a natural person within 25 miles who is reachable around the clock and can physically attend the property. We are that person for the houses we run.
Budget about $987.50 a year for a non-owner-occupied Fort Lauderdale property before the county business tax receipt, any reinspection, late fees or insurance. Can you manage a property that is not in Fort Lauderdale?
